Q: What is tile & grout sealer and exactly what does it do?

A: Tile & grout sealer form a protective barrier on your tile & grout. This barrier keeps new spills and spots from penetrating the material which makes it easier to clean. A quality tile & grout sealer can even make your regular vacuuming and cleaning more efficient because soiling cannot adhere as easily, or penetrate as deeply, in areas where sealers have been applied.

Q: What is the difference between color seal and clear seal?

A: Clear seal is exactly what the name implies, a clear coating that is applied to the grout or in some cases to the tile as well. The sealer preserves the natural color of the material by not allowing the stains to absorb into it.

A: Color seal is a process by which the grout color is changed. This is done by applying a grout stain that will absorb into the grout and actually change its color. This is a great solution for grout that has not been “clear sealed” during initial installation or prior deep cleaning and has become permanently stained and discolored.

Q: I had a tile & grout sealer applied with my previous tile & grout cleaning. Do I need to have it applied again the next time I clean my tile?

A: Traffic, vacuuming and cleaning will wear away tile & grout sealer over time. For this reason, tile & grout sealer should be re-applied at least every time your tile & grout are professionally cleaned. Tile manufacturers recommend having your tile & grout cleaned and sealed at least every 12 to 18 months to preserve your warranties and keep your floor looking great. Of course if you have kids, pets and heavier use, a professional tile cleaning every 6 to 12 months might serve you better.

Q: Does tile & grout sealer help remove existing spots and stains?

A: No. But it will guard against future spots and spills from penetrating deep into the grout. Essentially, properly applied tile & grout sealers will repel spots and reduce the chances of permanent stains.

Q: I have tile & grout with stain protection built in. Do I still need more tile & grout sealer applied when having my tile & grout professionally cleaned?

A: Additional layers of sealer will only enhance your tile & grout's ability to repel new spots and spills. You may have noticed when your tile & grout was new, anything spilled on the tile & grout seemed to stay on top - kind of beading up. As the sealer ages, you may notice liquids quickly penetrate the grout - no longer staying on top. Plus, if you've ever had your tile deep cleaned, it's highly likely that the sealer manufactured into your grout was removed.

Q: Where is the best place to apply tile & grout sealer?

A: You can have sealer applied on any tile & grout you wish, including on walls and floors. High traffic areas are particularly important areas to have sealed, as soils and high traffic are abrasive and damaging to your tile & grout. The majority of soil is typically in the main entry, transitions from hard floor to carpeting, though hallways, pathways around beds and walkways to sofas and chairs are also highly susceptible to large amounts of damaging soils.
